Financing horse property, large or small is NOT like buying a regular house. That is why I recommend you speak with a knowledgeable mortgage broker that understands the ins and outs of rural financing.

- Hobby Farms - Horse set-up properties with riding arenas or horse accomodations
- Operating Farms - Fully operational farms. Properties where the borrowers income is derived from the operation of the farming operation on the property. Cattle farms, hog farms, mink farms, hay growers, crop and berry growers.
- Unlimited Acreage - Lending on bare land with no acreage limitation. However, the property must be a minimum of 10 acres.
- USDA Rural - These loans allow for up to 100% financing on properties located outside the city limits in rural locations. There are income restrictions to this loan program and this loan program is only available in designated areas.
- FHA and FHA 203K - A traditional FHA loan allows for you to place a minimum of 3.5% down to purchase a home. An FHA 203K allows you to include up to $35,000 in repairs in your financing on a property you plan to purchase or on one you may already own but would like to improve.
- Construction Loans - We can finance up to 90% of your total cost-to-build using our construction lending. This is a great loan if you plan to build your dream home instead of purchasing an existing property.
- Manufactured Homes - We are currently lending on manufactured homes on land and in parks as long as the home was built after July 1976.
- We also offer Conforming Fannie Mae, Freddie Mac, VA and Reverse Mortgages.
